Second-Floor Leak Leads to First-Floor Flooding: A Grayson Home Recovery

First, the wooden floor and foundation of the second floor began to swell from the water. The moisture and flooding set off a chain reaction, damaging the wires, carpeting, and other contents beneath the floorboards. We had to put in an additional remodeling stage to our water damage restoration plan as even the first-floor hardwood base had visible signs of damage.

Project Description

In this project, a leak from the boiler and laundry room on the second floor began pooling, permeating the carpet and wooden baseboards before flooding the first floor.

The owners of this single-family home were quick to call our 24/7 hotline as the flooding was extensive. The family did not underestimate the seriousness of the damage this emergency might cause down the line. Mold spores will begin growing, and the floors will start warping in under 48 hours, so our technicians quickly arrived at the scene.


As far as water damage restoration projects go, this one was fast and easy to remediate as the leak was in a small area and easily localized. Clean water was the primary culprit, and we did not have to deal with condensation, leaky gutters, and contaminated moisture from external weather events.

Project Solution

We began drying out the flooded area with industrial fans and large-capacity dehumidifiers to lift 100% of the dampness from the carpet, wood, and other affected structural materials.



We took out insulation, carpet, wood, fabric, and other porous materials by cutting them up and putting them in an industrial bin, as saving them might put the home at risk for mold and mildew growth. The inhabitants of this home were fortunate that no expensive furniture and appliances sustained extensive water damage. In addition, we didn't have to disinfect anything other than the affected floors and surfaces in the first and second stories. However, we had to take out the ceiling panels and inspect whether the flooding was seeping into the rafters and beams of the home, causing structural damage.


After water extraction, we had to demo all damaged flooring and drywall. We went on with the process of replacing damaged wood, drying, and disinfecting every surface with traces of moisture from the flooding. We put in brand-new sealed floors. We began checking the surrounding drywall and sidings to ensure they did not sustain any water damage. Then we completed the work by caulking, sealing, and applying a fresh coat of water-resistant paint to the drywall and the new features we put in.

The Result
